We were asked to represent the sale of a unique property, a movie theater, with excellent access to I91 and Route 80 in New Haven. The sale was made to an early childhood education organization that can make use of the ample parking and convert the building for its purposes.


We represented the buyer, a non-profit biotechnology firm. Their goal was a permanent location and expansion of Lab space for research as well as headquarters office.  After a wide search, this building suited not only their Lab needs, but also provided income from tenants already in place in other parts of the building.

We were hired by a trust that had owned this property for many years.  The retail and automotive use property had deferred maintenance and environmental concerns.  We were able to find a buyer that was willing to take on the risk and saw the potential of the property.  We also found a new tenant and negotiated a long-term lease for half of the property while it was under contract to be sold.


4.94 acres of commercial land

The parcel is on a highly trafficked road leading to Route 1 and close to I95 access. With approvals in place, we marketed the land and identified two potential buyers. A deal was consummated with a developer who is currently under construction to build a 50,000 SF office headquarters facility.
